STEP 1: CONSULTATION
When selling your home, you will likely have many questions. What does the process look like? What are the timelines? How much should you list for? The first step is to meet together to discuss these questions and more at a thorough pre-sale consultation meeting. I will come to your home, complete a walk-through, and show you comparable properties in your area. This will allow us to complete a full market analysis and evaluate your home’s value. We will then talk about strategy and all the steps involved to get you to a final sale.
STEP 2: HOME PREPARATION
A successful sale relies heavily on how your property presents itself. For this reason, I take great care to bring in the industry’s best consultants to make your home look its best. This includes home decluttering and cleaning, minor repairs, and professional staging. I will also help you maximize your home’s potential by recommending actions to take on your home’s exterior, interior, and fixtures.
STEP 3: PHOTOGRAPHY AND VIDEOGRAPHY
First impressions are critical when your home is being compared to many others. Buyers will always start with the photos, and so they must grab a buyer’s attention. I bring in a professional team of photographers and videographers that will make your property look fantastic. Included in my service are high quality photographs, overhead drone footage, a video tour, and an interactive 3D virtual tour. They will make you fall in love with your home all over again.
STEP 4: ADVERTISING
There are many new physical, online, and social marketing opportunities these days and I take advantage of them all. This helps to ensure that your home gets in front of as many potential buyers as possible to generate more offers. Your listing advertising will be tailored to targeted demographics and will include a variety of campaigns including coming soon, mailing, email, just listed, and open house postings. If someone is interested in your home, I will find them.
STEP 5: DEDICATED PROPERTY PAGE
In addition to listing on the real estate boards, your listing will also have its own dedicated professional property page to showcase the best of your home. This makes it easy to share your listing across multiple platforms and capture more potential buyers.
STEP 6: EXTENSIVE NETWORKING
For every listing, I am committed to getting the word out about your property. This includes outbound calls, neighbourhood canvasing, and tapping into a large network of realtors to attract local, national, and even international buyers.
STEP 7: OPEN HOUSE
Open houses are planned to create buzz and strong interest in your property through strategic marketing. Your neighbours and surrounding areas are invited to generate more buyer interest.
STEP 8: FIELDING OFFERS AND NEGOTIATIONS
Once we have offers on your home, I will present you with all the options, review every detail, make counter offers, and help you decide on which offer to accept. I am an excellent negotiator and will work hard to negotiate top dollar for your property. Be prepared to receive multiple offers if your home is priced right!
STEP 9: CONTRACT TO CLOSE
Once you accept an offer for your home (congratulations!) I will take care of all the appropriate paperwork and work with you step-by-step to ensure your sale closes successfully.
