THE BUYING PROCESS

 

Buying a home is a very exciting milestone in your life and it is typically your largest investment. STEP 1: MORTGAGE PRE-APPROVAL

The first step in the process is to obtain a mortgage pre-approval. Be sure to get your pre-approval in writing, which will then usually be valid for 120 days. Consult with your bank and/or a mortgage specialist to begin this step. If you don’t have someone to help you with this process, I would be happy to connect you with one of my banking partners.

STEP 2: BUYER CONSULTATION

It’s time for us to meet! We will talk through what features you want in your ideal home and what the rest of the process will look like. Based on your wishes, I will create a personalized listing notification portal that will automatically email you new home listings that fit your criteria so that you can stay up to date on all available homes in realtime. You can use this portal to conduct powerful and precise searches for homes you are interested in.

STEP 3: HOME SHOPPING 

Now the fun part begins! When we find homes that you are interested in, I will set up appointments for us to visit the homes in-person. I will walk through the home with you, point out all the details you need to be aware of, identify any fixes you will need to consider, and answer all your questions.

STEP 4: WRITING, PRESENTING & NEGOTIATING AN OFFER

When you find the home you want to put in an offer on, I will prepare the offer based on comparables of recently sold homes in the area and market conditions.

At this point, you need to have your home deposit ready (typically around 5% of the purchase price) which will be due within 24 hours of an accepted offer.

STEP 5: OFFER ACCEPTANCE AND CLOSING

Once an offer has been accepted, I will take care of the paperwork and work with you to ensure your purchase closes successfully. You will need a lawyer to facilitate this step. If you don’t have a lawyer to help you with this process, I will be happy to recommend a trusted partner.

Tip: Set aside approximately 1.5% of your purchase price for closing costs due when the house closes. This includes legal/title insurance fees ($1500-$2000), home inspection ($400-$500), and land transfer tax (depends on purchase price; first time buyers get a $4000 rebate).

STEP 6: MOVING IN

Congratulations! You’re a homeowner! On moving day, you will receive your keys and complete a final walkthrough of the home.
